Choosing a Community & A Cedarglen Living Property

Having made the decision to purchase a Cedarglen Living Property, you can reach out to the Sales Manager in the region you’re interested in. Your timeline may vary depending on which area of Calgary you’re looking to purchase within, and by getting in touch with Cedarglen Living, you’ll be informed of the specifics that are relevant to your chosen area.

To purchase a Cedarglen Living Property, all you require is a 10% deposit. This will get you started, and you don’t require a letter of approval from your bank. Your sales manager will be able to provide more information on requirements to purchase and necessary paperwork.

Inspection & Taking Possession

When getting close to your possession day, your Cedarglen Living customer service representative will reach out to you with specifics. This will occur around two months before the date you’ll own your new home or investment property.
At this time, we will also schedule the home orientation. This is your opportunity to learn about the maintenance necessary for your new home.

Rest assured that if there are any outstanding deficiencies, Cedarglen Living provides service throughout the warranty period to address such things. As you move forward and live within your unit, Cedarglen Living would be the primary point of contact for any concerns you have within your warranty period.

Closing & Legal Matters

The final step is to sign the appropriate papers, pay final fees and take possession. This is done with legal representation (either with Cedarglen Living or with the owner’s preferred legal representative).

The additional fees pro-rated (condo fees, property tax, homeowner association fees, etc) are required to be paid at this point. If you have any questions about the specifics of such fees, don’t hesitate to get in touch with our customer service team, as they will be more than happy to ensure you understand everything necessary to get you into your new home.

At this point, the title transfer takes place and you are now the legal owner of your new home!

Ongoing Management

A property manager is assigned to oversee the common areas of a property. This refers to things such as exterior and interior maintenance, etc.

As an owner, you will be aware of and involved within the management of the property, alongside the personal responsibilities related to your unit or townhome. It will be your choice as to whether you’d like to pursue a position on the board of directors.
